The STRABAG TEAMCONCEPT® translates partnership into clear, transparent processes. All key stakeholders sit together at the same table from day one. By sharing execution expertise, design requirements, and innovative solutions early on, we fully unlock value engineering and optimization potentials at the right time. Leveraging modern methodologies such as LEAN.construction, BIM 5D®, and our established Open-Book procedure, we establish maximum cost and schedule certainty. Risks and interface conflicts are identified and neutralized early on—well before they generate costs on site.

Two phases, complete certainty

Preconstruction phase (Design & Optimization):

During the initial phase, the client and STRABAG Luxembourg jointly define the scope of work (Bausoll), project objectives, schedules, and target budgets under the framework of the TEAMCONCEPT® Agreement. STRABAG contributes profound execution and design engineering expertise, conducts feasibility and economic studies, and streamlines trade interfaces.
Your advantage: A contractually embedded, mutual exit option at the end of this phase guarantees full commercial freedom of action for the client.

Construction phase (Realization):

Following successful preconstruction, the project transitions into execution under collaboratively aligned contract models—flexibly selectable as a Guaranteed Maximum Price (GMP), Cost-Plus-Fee, Integrated Project Delivery (IPD / IPA), or a Lump-Sum contract. As a reliable partner, STRABAG Luxembourg takes full responsibility for overall project management, structural and finishing works, and turnkey commissioning—as well as ongoing building maintenance upon request.
